Cameroon : housing deficit estimated at 2.5 million units

With a housing deficit of about 2.5 million social housing units, according to official figures, to reduce this gap, the country launched in 2009 a program to build 10,000 social housing units, coupled with the development of 50,000 building plots, with a pilot phase of 1,675 housing units. The project has already registered nearly 2,000 housing units in the cities of Yaoundé, Douala, Bafoussam, Limbé, Bamenda and Sangmélima. According to the general manager of the Société Immobilière du Cameroun, many other works are underway to satisfy a large part of Cameroonians in demand for social housing.

To ensure decent housing for its population, Cameroon has been committed since 2009 to building 10,000 housing units and developing 50,000 building plots. As of September 24, 2021, the completion rate of the first phase of the program was estimated at 50.23% for 2,980 housing units completed, according to the National Voluntary Review Report on the implementation of SDG 11 and the new urban agenda in Cameroon. However, the country still faces a glaring deficit of approximately 2.5 million in social housing units. To meet the growing demand for housing in the country, the Cameroon Real Estate Company has announced the relaunch of mass construction of social housing units.

We have been launching housing construction for 2 years now, which has been going on for years. So today we are proud to have 3,000 housing units in the pipeline that ae there and that will produce more than 20,000 jobs.

To achieve this objective, which should help reduce the housing deficit of 2.5 million units in the country, the Cameroonian government and SIC are counting on the completion, announced for 2026, of the project to build an industrial base for the production of materials and prefabricated goods, currently underway in the town of Mbankomo, not far from Yaoundé. This project is itself a component of the project to build 10,000 social housing units in Yaoundé and its surroundings, carried out by the Italian firm Pizzarotti.

The society is preparing well. By 2026, we will be able to produce more than 1,000 homes per year.

According to the Director General of the Cameroon Real Estate Company Ahmadou Sardaouna, the housing units put up for sale in the country range between 30 million and 836 million CFA francs. According to the forecasts of this state company, by 2035, it is a question of « producing, on a regular basis, 10,000 high-end housing units and 30,000 social housing units to meet the pressing demand of the different social classes in the country, especially those with low incomes, including students.
